How do I invest?

Goodman Property Trust is listed on the New Zealand Exchange (NZX), so you can buy units just like you would buy shares through your adviser, stockbroker or an online broker.

What is the Ex Distribution Date?

The Ex Distribution Date is the date on which Goodman Property Trust’s Units trade the current ex entitlement to distribution. Unitholders who are on the unit register immediately prior to the Ex Distribution Date are entitled to receive the distribution for that period. The Ex Distribution Date is two business days before the record date for that entitlement.

What is the difference between a dividend and a distribution?

Dividends are paid to shareholders by companies out of their profits. Distributions are paid to Unitholders by trusts, like the GMT. Distributions are usually made up of income, e.g. rental income.  

When are distributions paid?

Quarterly distributions for the periods ending 30 June, 30 September, 31 December and 31 March are paid within three months of the quarter end.

Does Goodman Property Trust have a Distribution Reinvestment Plan (DRP)?

Yes, Goodman Property Trust offers a DRP. However this is currently suspended.

How do I change my investment details, eg. name, address, method of payment?

To make changes to your investment details, written notice must be forwarded to the Unit Registrar, Computershare Investor Services Limited.

What is a property trust?

A property trust is an investment vehicle which pools the money of many investors so they can share in the returns of a wide spread of property investments. For example, Goodman Property Trust’s has a book value of NZ$2.3 billion at 31 March 2016 with core assets including office parks, business parks and industrial estates. When investors buy units in GMT, they are effectively acquiring a share of the ownership of these assets. The returns from these assets are largely comprised of the rental income paid by customers and are distributed to Unitholders. In the case of GMT, distributions are paid quarterly.

What does listed mean?

A trust is “listed” when its units are quoted (or listed) on a stock exchange. The units of GMT are listed on the NZX. As these units are actively traded each day, their value will rise and fall according to market conditions.

How do I obtain a prospectus for Goodman Property Trust?

As Goodman Property Trust is listed on the NZX, you do not need a prospectus to invest. You can simply buy or sell units in GMT by contacting your stockbroker or financial adviser.

What is the value of my investment?

As the units of GMT are listed on the NZX, their value can change throughout the day. To calculate the value of your investment, simply multiply the number of units you hold by the current unit price. Your number of units can be found on your latest distribution statement or through the Unit Registrar and recent unit prices are available in most major metropolitan newspapers.

How do I have payments made directly to my bank or building society?

If you would like your distribution payments paid by direct credit into your New Zealand bank or financial institution account, please complete and sign the Direct Credit Form and mail it to the Unit Registrar. Please note that the account provided must be in the name of the registered Unitholder.

Is GMT a listed PIE?

Yes GMT is a listed PIE. Under the PIE regime, Unitholders benefit from the tax deductions of GMT and most Unitholders (including New Zealand resident individuals and New Zealand resident trustees) will have no further tax to pay on their distributions. A component of distributions is excluded income for tax purposes and the balance is imputed at the company tax rate of 28%.
