Development Portfolio

The scale of the Goodman Property Trust portfolio and the flexibility offered by its development capability ensure that GMT is able to meet the requirements of a wide range of customers.

GMT pursues a controlled development strategy that mitigates many traditional risks. Key components of this strategy include targeting a development land weighting of 10% of total assets, undertaking the majority of developments on a pre-committed basis and utilising fixed price construction contracts where possible.

It has been a successful strategy that has seen GMT complete over 480,000 sqm of new industrial and business space since 2004. This has enhanced GMT’s overall portfolio with improvements to asset quality and average age, customer diversity and lease expiry profile.

GMT holds various interests in almost 100 hectares of development land allowing up to 400,000 sqm of new industrial and business space to be developed over time.
